There aren’t many luxury hotels around Walt Disney World. Sure, Disney markets many of its resorts as luxury properties but they lack many of the amenities that people who pay for luxury hotels are looking for.
There are only two true luxury properties around Walt Disney World (although there will be four by 2023.) Without a doubt, the most lux property in the area is the Four Seasons Orlando at Walt Disney Resort.
The 444 room property is nestled amongst the multi-million dollar homes of the Golden Oak development and includes a Tom Fazio-designed golf course, spa, three tennis courts, and five pools.
The prior owners recently sold the property to the Host Hotels and Resorts REIT for $610 million. This is a big bet by Host that the Orlando (and Disney in particular) travel market is going to be just fine after the COVID downturn. Host Hotels is no stranger to iconic hotels as they already own the Andaz Maui, New York Marriott Marquis, W Hollywood and The Don Cesar in St. Pete.
Still, that doesn’t make it any less impressive that they paid $1.37 million per key for the Four Seasons Orlando.
Previously, the most a hotel in Orlando sold for per room was the Grande Lakes resort, which went for $900 million. In comparison, that resort includes a 988 room JW Marriott and a 582 room Ritz Carlton hotel.
If the old adage “Location, location, location” holds true, the money that Host Hotels paid for the Four Seasons, with a rooftop that has views of both the Magic Kingdom and Epcot, might end up paying off for them in the long run. Only time will tell.
